I WAS RECENTLY in Saudi Arabia, speaking at a vast forum on the future of cities using smart solutions. The Kingdom is planning a new city the size of Belgium, just one part of a monumental vision to create homes for 10 million more people.

Their event drew over 200,000. In many of the exhibition areas there were displays created using AI, which is shaping every aspect of their city designs, infrastructure developments and day-to-day operations.

The exhibition area was packed with huge models of urban areas, up to 12 metres wide by 15 metres long. Each home, road, car, office, hospital and factory was reproduced on a tiny scale.

AI is creating digital models that will operate like Google Earth. Viewers will ‘fly’ over concept cities from any height, or dive down to the level of an individual building, walk virtually through front doors, enjoy 360-degree views of each room.

Despite all the real estate booms and busts that we will see in major cities around the world over the next three decades, more than $100 trillion dollars will be added in real terms to the total value of global real estate, from $228 trillion in 2017 to 2035, simply because cities are expanding, economies are growing, and numbers of middle-class property owners are rising. And the COVID pandemic did not alter that trend, despite all the media hype.

Globalised travellers will remain near airport hubs. Beyond the impact of COVID in 2020-2021 onwards, all globalised executives will continue to need to be close to a large international airport, however virtual their teams. This ‘hub effect’ will also be true of high-speed trains. There is simply no substitute for "breathing the same air" when it comes to landing new contracts, or managing complex operations in other nations.

Those who are fed up with city life can afford the luxury of bucking the trend, going ‘back to nature’, getting out of cities for a greener life, greater security, lower costs. However, the wealthiest will just live in both, with two, three, ten or twenty homes. An increasing number of super-wealthy will have private helicopters and planes that link their offices, homes, hotels and holidays direct.

It’s not enough for the construction industry to deliver smart buildings that are ultra-efficient to heat or cool.  The construction industry also needs to focus on how long those buildings will actually last.  My own home was built in 1842 and I expect will still be lived in by the year 2300.  But I don’t know many commercial tower blocks or factories being built today that have a life-expectancy of more than 50 years - and many buildings being demolished today are less than 40 years old.

This really matters, because 30% of the entire energy consumed in the average life cycle of an office tower is the energy consumed in building it, and 10% more can be consumed in demolition.  

We need to see far more life-enhancing, iconic structures that people will love and enjoy using for generations to come. That means regulators, government planners, architects and project owners all working together with longer term vision. As part of this, we will also see rapid growth in repurposing older buildings, refitting their interiors, extending their useful lives.

Secondly, we talk a lot about recycling as being good for the environment. And we will see massive growth in recycling of building waste. But we can go a lot further. 

The truth is that most recycling in our communities is down-cycling.  For example, plastic drinking bottles converted into lower-grade insulation products.  But closed-cycling is where those same plastic drinking bottles are collected, melted down and recast into new plastic bottles.  

Can we do similar things in the construction industry?  Yes indeed....

Roof gardens keep flat roofs cool in Summer – and also help insulate in winter. They require little maintenance and reduce energy bills significantly. 12% of roofs are “green” in Germany already, and Tokyo law requires at least 20% of all new roofs to be “green”. 

Studies on Chicago City Hall after installation showed that roof temperatures fell by up to 30 degrees C on hot summer days and surrounding areas were cooler by 9 degrees C. We know that with every degree less difference between internal and external temperature, the fuel bill can fall by up to 10%.

Polymer cement could save more than 2% of global carbon dioxide emissions – but who is talking about it?

Polymer cement is made by adding different materials to cement, to make new kinds of concrete which save huge amounts of energy.

Polymer cement can be produced using 40% less energy per ton than ordinary cement.  In many cases these new concrete polymers are also lighter (less transport costs) and have better insulating properties. A common ingredient is ash from coal-fired power stations.

Heat pumps are a very important way for business to save up to 50% of their energy, yet most people have never heard of them and they are hardly used. Pump heat or cold from 1-2 metres underground more cheaply than burning gas, coal or oil or using traditional air conditioners.  We can halve fuel bills in many buildings by using heat pump and pipes into the ground.  70% of new homes in Sweden, 45% in New Zealand and 30% in Switzerland are already heated by heat pumps, saving each household up to half normal fuel bills.  Expect many developed countries to require heat pumps to be used on most new building projects, with new regulations in the next five to ten years.
